Potamos Germasogeias: Why Businesses Choose Limassol’s East Side

People walking along a palm-lined seaside promenade in the Potamos Germasogeias area of Limassol

Potamos Germasogeias sits on the eastern side of Limassol, close to the coastal tourist area around Germasogeia. For businesses, it offers a mix that is hard to find elsewhere in the city: quick access to the seafront, a straightforward drive into the centre and a location on the side of Limassol closest to Larnaca Airport. This guide looks at what the area offers companies, what is changing around it and what to consider when choosing an office there.

Where is Potamos Germasogeias?

The name translates roughly as “Germasogeia river”. It belongs to Germasogeia and sits in Limassol’s eastern tourist zone, a short drive east of the city centre. Hotels, restaurants and residential streets sit close to one another, and the beach is never far away. Dasoudi Beach is one of the best-known stretches of coastline nearby.

Christaki Kranou, in Potamos Germasogeias, is the location of our Riverview Plaza, a commercial office building designed for businesses that want to be on the east side of the city.

The area’s appeal for companies rests less on any single landmark and more on its balance of everyday convenience, coastal surroundings and access to the rest of the district.

Why businesses look at Potamos Germasogeias

Every company weighs location differently, but a few qualities make this part of Limassol appealing for office use.

  • Connections east and west: the area is well placed for journeys into central Limassol and towards the motorway heading east to Larnaca and Nicosia.
  • A setting people enjoy: being close to the sea, cafés and restaurants can make a daily commute and client meetings more pleasant.
  • Hospitality on the doorstep: the nearby hotels are convenient for visiting clients, partners and colleagues.
  • A distinct address: a location outside the busiest central streets, while still within easy reach of them.

Some commercial property firms describe demand for Limassol offices coming from technology, fintech, shipping and professional services companies, and view the supply of modern Grade A office space as limited. That is an industry view rather than official data, but it is part of why modern buildings in well-connected areas attract attention.

Distances from Riverview Plaza

To give a practical sense of the location, these are the approximate distances from Riverview Plaza on Christaki Kranou:

DestinationApproximate distance
Dasoudi Beach1.5 km
Limassol city centre5 km
Limassol Marina5.5 km
Larnaca Airport62 km

Travel times vary with the time of day and the season, so it is worth making the journey yourself at the hours your team would actually commute.

“Choose an office location by testing it the way your team will use it: the daily commute, the parking, the client visits. A good address on paper should also work at 8.30 on a weekday morning.”

Transport plans for Limassol's east side

Traffic is a familiar topic for anyone working in Limassol, and several projects aim to ease it. In July 2026, a Limassol decongestion plan was presented with a first phase of around €493 million. For the eastern side of the city, the most relevant item is a second road between Germasogeia and Agios Athanasios, budgeted at €24 million.

The plan also includes a Limassol–Saittas motorway, a northern ring road between Ypsonas and Polemidia, a new exit at Pyrgos and smart traffic lights. Separately, a study into a possible Limassol tram is underway, though no decision has been made. Plans like these take time and can change, so they are best seen as direction of travel rather than firm timelines.

The wider Limassol property context

Limassol remains one of the most active property markets in Cyprus. Land Registry data reported by Cyprus Mail shows 4,354 sales contracts in the district between January and August 2026, up 17% on the same period of 2025 and about a third of all contracts island-wide. For the office sector specifically, the RICS/KPMG index for Q2 2026 recorded Limassol office prices up 1.50% on the quarter.

These are market-wide averages and describe past activity, not the prospects of any single street or building. For more detail, see our Cyprus property market report for 2026.

Choosing an office in Potamos Germasogeias

Location is only part of the decision. The building needs to work for your team every day. As listed on its project page, Riverview Plaza offers approximately 2,200 m² of covered area across four floors plus a roof garden, 24 private parking spaces and an EPC A energy rating.

The building also includes smart systems for security, lighting and climate, flexible open-plan offices, access control and CCTV.
